Variables and unforeseen changes may change this map." Updating the Future Land-Use Map is necessary from time-to-time as the City’s long-range goals change. Staff believes the changing the future use to all industrial is the best use of the land. Changes to the Future Land-Use Map does not affect the current zoning. this does not affect any of the current zoning - south of Blair city limits - PC recommended approval dollar general and Cargill continues to grow - the area south of the city's use is better used as industrial - review of all the map - one strip of commercial along highway 75 - it would all be turned into industrial. - presented a list of businesses that cannot go in that industrial area - really not the best use on that land. presented proposed future land-use map. charlie rohlfing - 1270 s 16th st - concern about expanding the industrial designation - concern for selling the house in the future - what will it do for housing in the future - encroaching on residential boundaries with little concern for the residential. wyatt gardener - 10942 Ridgeview Dr, Blair - this area has always been farmland - i don't want to look out and see heavy industrial - concerns regarding property value - against the change close public hearing intro wolff Motion by Frank Wolff, second by Kirk Highfill to move the statutory rule requiring reading on three different days be suspended for consideration of said ordinance. Staff believes the changing the future use along the southside US Highway 75 is the best use of the land. The change will also correct an irregularity with the current land-use map. Changes to the Future Land-Use Map does not affect the current zoning. does not change the zoning - will not affect the current houses - they can also sell to someone that would like a commercial use which would require a rezone as well. - changes an irregularity in the city's future land use map - it will erase the residential that is an irregularity - showed both maps - pc approved as presented Paulsen - what does the future land use map mean - we have to follow our comprehensive plan - as we grow the best use of this land is for - cannot go against the future land use map - both the land use map and a rezone would be required. when the future gets here it gets here but we are ready for it. wyatt gardener - 10942 bridgeview dr - it affects oak park residential - why would you want to make it commercial - houses have been there for a long time - lot of traffic and the speed limit on highway 75 is fast - concern about property values Jeff - highway is controlled by the state - any access would be controlled by the state - Aaron Barrow - move speed limit 900 feet further south - if the arp property does develop, it will move the speed limit sign. about 1/5 to the church entrance - this should be helping soon. gardner - the speed limit should be gradual - not 65 to 45 - the state consistently goes from 65 to 45 closed intro - wolff AN ORDINANCE ADOPTING AN UPDATED FUTURE LAND USE MAP IN THE AREA SOUTHEAST OF THE CITY OF BLAIR, SOUTH OF U.S. HIGHWAY 75, IN THE TWO-MILE EXTRATERRITORIAL JURISDICTION, REPEALING ALL ORDINANCES OR PARTS OF ORDINANCES IN CONFLICT HEREWITH, PROVIDING WHEN THIS ORDINANCE SHALL BE IN FULL FORCE AND EFFECT AND PROVIDING FOR PUBLICATION OF THIS ORDINANCE IN PAMPHLET FORM.
