Blair could have yet another new subdivision in development soon after the Blair Planning Commission recommended approval of a preliminary plat during its regular meeting Tuesday.
The preliminary plat, submitted by Thanh Huynh of Omaha, is for the West Valley subdivision, which would be located on property at 24th and Nebraska streets in the northwest part of the city.
The subdivision would include 26 lots, which would range in size from 6,534 square feet to 27,443 square feet.
“A lot of that on the west end of the subdivision does include the Cauble Creek tree line and water way,” said Jeff Beierman, assistant planning and zoning director.
The city will supply the water, which will connect at Nebraska Street and North 24th Street. The sanitary sewer connection will be on the end of the cul-de-sac.
The storm water management plan has water emptying into Cauble Creek.
That plan concerned some members of the commission.
“That's a rather big field and it can get quite a bit of water on it in a big rain storm,” commission member Darrel Boesiger said. “I don't know how much coverage that will not soak in because of streets and houses and stuff. It seems like a lot of water, even if it's contained in that one area, a lot of water will dump into Cauble Creek in that one spot.”
Andrew Rech, an engineer with FoleyShald Engineering which is working on the development, said rip rap and best management practices would be used to ensure the banks of the creek do not erode.
Sidewalks will be constructed on both sides of the cul-de-sac as well as along 24th Street.
The developer has agreed to create a green space between the development and a neighboring home, belonging to Carl Rennerfeldt, along 24th Street.
The Blair City Council will consider the preliminary plat during its regular meeting at 7 p.m. Tuesday in council chambers.
