Terms and Conditions of Sale: The sale property shall be subject to a minimum bid requirement in the amount of $772,984.00. The successful bidder shall be required to deposit at the time of sale with the Internal Revenue Service Property Appraisal and Liquidation Specialist, $50,000.00, with the deposit to be made by certified or cashier’s check. No bids will be received from any person who has not presented that proof. The Internal Revenue Service will execute and deliver a deed conveying the property to the purchaser. The Clerk of the District Court shall distribute the proceeds of the sale, as far as they shall be sufficient, in the order specified. After confirmation of the sale by the court, the Recording Official of Washington County, Nebraska shall cause the transfer of the real property to be reflected upon that county’s register of title.
